Darwin, Palmerston and the rest of the Territory
We value houses, units, townhouses and vacant land for capital gains tax across the City of Darwin, the City of Palmerston to the south-east, and the rest of the Northern Territory. Each property is compared with sales of comparable properties nearby, from around your date.
Litchfield, a largely rural municipality, takes in places such as Howard Springs and Humpty Doo. Rural blocks and acreage there are valued on their land, improvements and sales of comparable rural properties, and they are quoted before anything is booked.
Homes built before and after Cyclone Tracy
Darwin is in a cyclone region. Cyclone Tracy crossed the city early on Christmas Day 1974, and new building codes were introduced in the rebuilding that followed, to improve safety. A home’s age, construction and condition feed into its value, so for a past date the valuer records them as they were at that date, from your records and photos.
A valuation is not a building or structural report, and it does not say whether a home meets the building code.
No land tax, but stamp duty applies
The Northern Territory has no land tax. Stamp duty applies when property changes hands, under the Stamp Duty Act 1978, and it is administered by the Territory Revenue Office in the Department of Treasury and Finance.
That matters when property goes to family. For capital gains tax, a gift or a sale to someone you are not dealing with at arm’s length (often a family member) for more or less than market value is taxed as if the property sold for its market value on the date of the transfer. Stamp duty on these transfers is assessed separately by each state or territory revenue office. We quote transfers to family before anything is booked: see family transfers.
Other CGT situations in the Territory
- An inherited home. Probate is granted by the Supreme Court of the Northern Territory. Where the tax rules use market value at the date of death, the home is valued as it was that day, whenever the report is prepared. See inherited property.
- A former home now rented. The value is at the day it was first rented out, and your accountant confirms that date. See home that became a rental.
- Any other past date. See retrospective valuations.
- 30 June 2027. A value at that date may help split a later gain between the old and new CGT rules, and the law also allows for a government-set apportioning method as an alternative, but it has not been finalised yet. The valuation is prepared after the day. See 30 June 2027 valuations.
Fees and how a request works
| Report | Fee incl. GST | Best for |
|---|---|---|
| Desktop CGT Valuation | $149 | Most houses, units, townhouses and vacant lots. |
| Inspected CGT Valuation | $495 | Unusual, renovated or higher-value homes, or when your accountant wants an inspection. |
| Second valuation date in the same report | $149 | Only if you choose it |
Commercial, rural and development property, and anything likely to be worth more than $3 million, is quoted before anything is booked. Transfers to family are quoted too.
Request online, or call, with the address, the reason and the date your accountant gives you. We confirm the valuer, the fee and the timing in writing before anything is booked or charged. The finished PDF report is reviewed and signed by a property valuer and sets out the value, the sales evidence and the method.
We value property. We do not give tax advice. Your accountant decides which rules apply to you and which date to use.
Outside the Territory we also value in Sydney and NSW, Melbourne and Victoria and Canberra and the ACT.
