CGT Property Valuations by APA is a business name of Australian Property Assessment Pty Ltd, ABN 98 703 476 797. We refer to it here as “we” or “us”.
These terms apply when you accept our written confirmation of a valuation you requested, or accept a quote from us. Your confirmation email and any quote form part of the engagement.
1. The service
We will provide an independent valuation of the property you describe, for the purpose and at the valuation date you state, reviewed and signed by a property valuer confirmed to you in writing. We value property in New South Wales, Victoria, the Australian Capital Territory and the Northern Territory only. The report may be relied on only for that purpose, at that date, by the client named in it and anyone we agree to in writing.
2. Fees and payment
Fees are shown including GST. A request is not an order: we confirm the valuer, fee and timing in writing first, and nothing is booked or charged until you accept. Quoted work is fixed when you accept the quote. A second valuation date is only included if you choose it.
3. Information and access
You agree to give accurate information about the property and its purpose and, for an inspected valuation, to arrange reasonable access. If the property turns out to be materially different from what you told us, we will tell you before work starts and you may accept a revised fee or cancel.
4. Cancellation and refunds
You may cancel before work starts at no cost. After work starts we may keep a fair amount for the work done. If we cannot accept the engagement, for example because of a conflict of interest, we refund anything you have paid.
5. Timing
The expected timing is confirmed in writing before you commit. It depends on the valuation date, access, the information provided and the property.
6. What a valuation is and is not
- A valuation is an opinion of value at the valuation date. Values change over time.
- A valuation is not tax advice. Your accountant decides which rules apply and which date to use.
- A valuation is not prepared for mortgage lending, stamp duty assessment, family law or court proceedings.
- A valuation is not a building, pest, structural, environmental or legal title report. The report states the assumptions it makes.
7. Your rights
Nothing in these terms excludes rights you have under the Australian Consumer Law that cannot be excluded.
8. General
These terms are governed by the law of New South Wales. Our privacy policy explains how we handle personal information, and our complaints process explains how to raise a concern.
