What we do
- Market valuations of houses, units, townhouses and vacant land for capital gains tax, at today’s date or a past date.
- Each report gives the market value at your date, the comparable sales it rests on, and the method and assumptions, set out plainly.
- A property valuer reviews and signs every report, and their name is on it. We confirm the valuer to you in writing before anything is booked.
- Reports are sent as a PDF by email, ready for your accountant.
- Two fixed-fee reports: the Desktop CGT Valuation, built from sales evidence and your records without a visit, and the Inspected CGT Valuation, which adds a visit by the valuer.
What we do not do
- Tax advice. Your accountant decides which rules apply to you and which date to use.
- Valuations at a future date. A valuation at 30 June 2027 is prepared after that day.
- Valuations for mortgage lending, stamp duty assessment, family law or court proceedings.
- Building, pest, structural, environmental or legal title reports. A valuation is none of these.
- Property in Queensland, Western Australia, South Australia or Tasmania.
- Promises about how the ATO will treat a valuation: nobody can make one. Our report sets out the date, the sales evidence and the method.
Where we value
We value property in New South Wales, Victoria, the ACT and the Northern Territory.
- New South Wales (NSW)
- Victoria (VIC)
- Australian Capital Territory (ACT)

We are not able to take requests for Queensland, Western Australia, South Australia or Tasmania.
Location pages: Sydney and NSW, Melbourne and Victoria, Canberra and the ACT and Darwin and the NT.

All fees include GST.
| Report | Fee incl. GST | What it is |
|---|---|---|

| Inspected CGT Valuation | $495 | Unusual, renovated or higher-value homes, or when your accountant wants an inspection. For properties up to $3 million. |
| Second valuation date in the same report | $149 | Optional. Never added automatically. |
| 30 June 2027 register | Free | Not a booking. The valuation is prepared after 30 June 2027, and its fee is confirmed in writing then. |
| Quoted work | Quote | Commercial, rural and development property, and anything likely to be worth more than $3 million, is quoted before anything is booked. Transfers to family are quoted too. |

How ordering works
You request first. Nothing is booked or charged until you accept.
- Send a request at get a valuation, or call 03 8375 4177, with the property address, the reason for the valuation and the date your accountant gives you.
- We confirm the valuer, the fee and the timing in writing. Transfers to family, and property that is quoted, receive a quote first.
- Nothing is booked or charged until you accept. Until then it is a request, not an order.
- The valuer prepares the report from sales evidence around your date and the records you send. An inspected valuation adds a visit to the property.
- You receive the report as a PDF by email, reviewed and signed by a property valuer.
- You can cancel before work starts at no cost.
- For a valuation at 30 June 2027, register free instead: it is prepared after that day.
Valuation dates we handle
Today’s date or a past date, never a future date. For a past date, a retrospective valuation values the property as it was then, using sales from around that date. Your accountant decides which date applies.
| Situation | Valuation date | Next step |
|---|---|---|
| My home became a rental | The day it was first used to produce income | Request a valuation |
| I inherited a property | The date of death | Request a valuation |
| I am transferring it to family | The contract date, or the transfer date for a gift | Request a quote |
| I will own it on 30 June 2027 | 30 June 2027 | Register free; valued after the day |
| Something else | The date your accountant gives you | Request a valuation |
The 30 June 2027 register
From 1 July 2027 the 50% CGT discount is generally replaced. Individuals and trusts are generally treated as having sold and bought back their property at market value just before 1 July 2027. A valuation is one way to fix that value. The law also allows for a government-set apportioning method as an alternative, but it has not been finalised yet.
A valuation at 30 June 2027 relies on sales evidence up to that date, so it is prepared after the day. The ATO has said clients should not get one before then.
Registering is free. It is not a booking, and you are not committing to a valuation. After 30 June 2027 we get in touch to say whether we can take it on and, if we can, to confirm the valuer, fee and timing. Nothing is charged until you accept.
Register free for 30 June 2027.
