You work out which rule applies and which date. We value the property at that date and give you a signed report for the file. This page covers how to send us a client, what we need from you, what the report shows, and how to register clients’ properties for 30 June 2027.
How to send us a client
- Open the request form and choose the reason: a home that became a rental, an inherited property, a transfer to family, or something else.
- Choose today’s date or a past date, and enter the valuation date you have settled on.
- Choose the Desktop CGT Valuation, the Inspected CGT Valuation, or “Not sure” and we recommend one.
- Enter the property, and tell us whether it is likely to be worth more than $3 million.
- Under “Your connection to the property”, choose “I am an accountant or adviser” and give your own contact details.
- In the notes, give your client’s name and contact details, who the report should name as the client, and any changes to the property since the date.
We confirm the valuer, fee and timing in writing before anything is booked or charged, and nothing is booked or charged until it is accepted. Your client can also request the valuation themselves and add your details in the notes, so we can involve you.
What we need from you
- The valuation date. We value at the date you give us. We do not decide which rule applies or which date to use.
- Every purpose, at the start. The ATO’s guide warns that difficulties are likely when a valuation prepared for a different purpose is relied on.
- Who will rely on it. A report can be relied on for its stated purpose and date by the client named in it and anyone we agree to in writing. Tell us if you or another adviser will rely on it.
- The property as it was. Renovations, extensions or a subdivision since the date, with dates, and any plans, approvals, photos or old listings your client has.
- Anything outside the fixed fees. Commercial, rural and development property, and anything likely to be worth more than $3 million, is quoted before anything is booked. Transfers to family are quoted too, because stamp duty on these transfers is assessed separately by each state or territory revenue office.
A report written for your file
Each valuation is one signed PDF, sent by email, with:
- the market value at the date you gave us, current or past
- the comparable sales used, and how each was adjusted
- the method and assumptions, in plain words
- the name of the property valuer who reviewed and signed it
The fee is fixed and confirmed in writing before any work starts, so it never depends on the value. How property is valued for CGT sets out what the ATO’s guide says about market value, retrospective valuations and instructing a valuer.
Desktop or inspected?
The ATO’s guide says that where a valuation is straightforward, the report and records may be brief. The Australian Property Institute, a professional body for valuers, describes a desktop report as an indicative value only, not a valuation report, and recommends a comprehensive inspection valuation report where the tax system relies on the value. Which suits the return is your call.
The Desktop CGT Valuation, $149, works from sales evidence and records. The Inspected CGT Valuation, $495, adds a visit by the valuer. If we think an inspection suits the property better, we tell you before anything is booked. A second valuation date in the same report is $149, and every fee is on the pricing page.
Clients with property at 30 June 2027
From 1 July 2027 the 50 per cent CGT discount is generally replaced, for Australian resident individuals, trusts and partnerships, by cost base indexation and, for individuals, a 30 per cent minimum tax on certain capital gains. Australian resident individuals and trusts are generally treated as having sold and bought back their CGT assets at market value just before 1 July 2027. The law also allows for a government-set apportioning method as an alternative, but it has not been finalised yet.
Property acquired before 20 September 1985 and still held on 30 June 2027 is treated the same way, and that rule is not limited to individuals and trusts, so it can also apply to a company that holds such property. See pre-1985 property. On 14 October 2026 the government introduced the Treasury Laws Amendment (Tax Reform No. 3) Bill 2026, which would adjust some of these rules. It is not law, and this page describes the law as it stands.
A valuation at 30 June 2027 relies on sales evidence up to that date, so it is prepared after it. The ATO has said clients should not get one before then, because a valuation cannot be forward-looking.
You can register clients’ properties on our free 30 June 2027 register now, one form per property, with your client’s agreement. Registering is not a booking. After 30 June 2027 we get in touch to say whether we can take each one on and, if we can, to confirm the valuer, fee and timing. Nothing is charged until it is accepted.

What we do not do
We value property in New South Wales, Victoria, the ACT and the Northern Territory only. We do not give tax advice, we do not value for mortgage lending, family law or court proceedings, and we do not offer fixed-fee stamp duty valuations.
