Our fees are fixed for standard residential property and include GST. What changes the fee is mainly whether the valuer inspects the property, how many dates the report covers, and what kind of property it is.
What are the fees?
| Report | Fee incl. GST | Notes |
|---|---|---|
| Desktop CGT Valuation | $149 | Most houses, units, townhouses and vacant lots. |
| Inspected CGT Valuation | $495 | Unusual, renovated or higher-value homes, or when your accountant wants an inspection. |
| Second valuation date in the same report | $149 | Chosen when you request, never added automatically |
| Commercial, rural and development property | Quoted | Quoted before anything is booked |
| Property likely to be worth more than $3 million | Quoted | Quoted before anything is booked |
| Family transfers | Quoted | Gifts, and sales to someone you are not dealing with at arm’s length |
The full list is on the pricing page.
What does the fee include?
Both reports include:
- Market value at your date, current or past
- The comparable sales the value rests on
- The method and assumptions, set out plainly
- Reviewed and signed by a property valuer
- PDF report by email, ready for your accountant
The inspected report adds an inspection of the property by the valuer, with condition and changes since your date taken into account.
What changes the fee?
- Whether the property is inspected. The visit takes a large share of the valuer’s time. A desktop valuation relies on sales evidence and your records instead, which is why it costs less.
- How many dates the report covers. Many CGT valuations are at a past date, and some reports cover two, such as the day a home was first rented out and a later date your accountant gives you. A second date in the same report is $149.
- The type of property. A standard home with plenty of nearby sales is the simplest case. Commercial property is valued on its leases and income, development land on what can be built, and unusual homes have few true comparable sales. Each takes more analysis, so commercial, rural and development property is quoted.
- The value. Anything likely to be worth more than $3 million is quoted.
- The reason. Family transfers are quoted. Stamp duty on these transfers is assessed separately by each state or territory revenue office.
Nothing is added automatically. A second date is only included if you choose it.
Does a past date cost more?
No. Both fixed fees cover a current or past date, and most CGT dates are in the past. Only a second date in the same report is extra, at $149. An older date can take longer, because sales evidence and records from the time take longer to find, so we confirm the timing in writing before you commit: see how long a CGT valuation takes.
What do we not offer?
We do not offer fixed-fee valuations for stamp duty, valuations for lending, or family law and court work. When you borrow, the lender arranges its own valuation.
Is the cheaper report always the right one?
Not always. A valuation is only good value if it does the job it was bought for. The ATO’s guide says that where a valuation is straightforward, the report and records may be brief. The Australian Property Institute, a professional body for valuers, describes a desktop report as an indicative value only, not a valuation report, and recommends a comprehensive inspection valuation report where the tax system relies on the value. Your accountant chooses which suits your return: see desktop or inspected.
An agent’s appraisal is often free, but it is usually an opinion of a likely selling price, not a valuation report prepared for tax, so it gives your figure less support: see appraisal or valuation.
The ATO’s guide says the onus for providing a defensible valuation stays with the taxpayer, even when a professional is engaged. Your accountant decides what evidence suits your return.
When are you charged?
Only after you accept. Request a valuation online with the address, the date your accountant gives you and the reason. We confirm the valuer, fee and timing in writing, nothing is booked or charged until you accept, and you receive the signed PDF report by email.
For property you will own on 30 June 2027, registering is free. The valuation is prepared after the day, and we confirm the fee in writing then, before anything is booked: see 30 June 2027.
For the common situations, see home becomes a rental and inherited property. The 30 June 2027 change explained covers the new rules, our questions page has short answers, the glossary explains the terms, and accountants can see for accountants.
We value property. We do not give tax advice.
